Readers: This program helps elder renters as well as homeowners. If 25% of your rent exceeds 10% of your income, that amount is the credit you can receive up to the cap of $960 for 2009. (Excluded are senior renters in public housing or with a rent subsidy as you get help that way.)

Remember, you can file and get the credit even if your income is too low to file or pay taxes. You file and get the refundable credit. It helps offset high property taxes you are paying, directly as an owner or indirectly as a renter.

You can back file for 3 years, so until April 15, 2011 seniors can file for tax years 2007, 2008 and 2009 for a maximum total of $2,790 if you qualify for the maximum each year.
